BAREME DE NOS HONORAIRES DE TRANSACTION AU 01/06/2020

Bâtiments ruraux, terrains à bâtir ou agricoles. Pour les biens immobiliers dont le prix de vente se situe :

Pour les terrains à bâtir, forfait de 3000 € TTC

Pour les ventes de biens immobiliers bâtis, le montant minimum des honoraires demandés pourra être de 1 500 € TTC. De plus, une majoration de 500 € TTC (soit 416.67 € HT avec une TVA en supplément au taux de 20 %) sera appliquée lorsque le bien est dans une copropriété.

Pour les ventes de biens immobiliers non bâtis, le montant minimum des honoraires demandés pourra être de 1 000 € TTC.

La Taxe sur la Valeur Ajoutée, comprise dans les prix TTC ci-dessus indiqués, est actuellement de 20 %.

Ces honoraires sont à la charge de l'acquéreur et ils sont exigibles le jour où la vente sera effectivement conclue par acte authentique.

BAREME DE NOS HONORAIRES DE L O C A T I O N S AU 01/06/2019

 1) Honoraires de visite du preneur, de la constitution du dossier et de la rédaction d’acte pour les locations loi de 89 et meublés [dans la limite de 8 € par mètre carré de

Surface habitable conformément au décret du 1.8.14 (articles 1 et 2)] ; ils sont à partager de moitié entre le bailleur et le locataire :

- pour les logements dont la surface habitable est inférieure à 23 m² : 8 € TTC le m² soit 6.67 € H.T (taux de TVA 20 % à ce jour)

- pour les logements dont la surface habitable est de 23 m² à 26 m² : 368.00 € TTC soit 306.67 € H.T (taux de TVA 20 % à ce jour)

- pour les loyers mensuels jusqu'à 399.99 € : 420.00 € TTC soit 350.00 € HT (taux de TVA 20 % à ce jour)

- pour les loyers mensuels entre 400 € et 499.99 € : 540.00 € TTC soit 450.00 € HT (taux de TVA 20 % à ce jour)

- pour les loyers mensuels entre 500 € et 599.99 € : 640.00 € TTC soit 533.33 € HT (taux de TVA 20 % à ce jour)

- pour les loyers mensuels à partir de 600 € : 720.00 € TTC soit 600.00 € HT (taux de TVA 20 % à ce jour)

2) Honoraires d’état des lieux pour les locations loi de 89 et meublés [dans la limite de 3 € par mètre carré de surface habitable conformément au décret du 1.8.14

(article 2)]; ils sont à partager de moitié entre le bailleur et le locataire :

- pour les logements dont la surface habitable est inférieure à 23 m² :3 € TTC le m² soit 2.50 € H.T (taux de TVA de 20 % à ce jour)

- pour les logements dont la surface habitable est de 23 m² à 26 m² :132 € TTC soit 110 € H.T (taux de TVA de 20 % à ce jour)

- pour un appartement : 80.00 € TTC soit 66.67 € HT (taux de TVA 20 % à ce jour) pour les logements dont la surface habitable est supérieure à 26 m²

- pour une maison : 160.00 € TTC soit 133.33 € HT (taux de TVA 20 % à ce jour) pour les logements dont la surface habitable est supérieure à 26 m²

3) Honoraires d’entremise et de négociation à la charge du bailleur : 20 € TTC soit 16.67 € HT (taux de TVA 20 % à ce jour)

4) Pour les autres baux :

- Honoraires de location et de rédaction d’acte pour garage ou emplacement de stationnement à la charge du locataire : 50 € HT soit 60 € TTC (dont TVA à 20 %)

- Honoraires de location et de rédaction à la charge du locataire pour toutes les autres locations que celles concernées ci-dessus (notamment bail commercial, professionnel) :

une mensualité de loyer HT (TVA en supplément, à ce jour le taux est de 20 %) avec un minimum de 500 € HT (soit 600 € TTC avec une TVA à 20 %).

INDICATION DE VALEUR (déplacement, documents, rédaction) : 85 € TTC (dont TVA 20 % à ce jour soit 70,83 € H.T à la charge du demandeur)

AVIS DE VALEUR/EXPERTISE : sur devis gratuit (en fonction du type de bien, du déplacement, des documents à récupérer, du temps passé sur place et à l’établissement et à la rédaction du rapport)

CONSEIL : sur devis gratuit selon la difficulté de la mission confiée et du temps passé.
